How It Works

Agents shouldn't have to figure out what to do next. The system should tell them.

1. Create a campaign in about two minutes

Enter a nickname or public address, where the listing is today, the dates you know, your execution level, and whether you're planning an open house, Sneak Preview, or direct mail. Start at any stage—an Active listing won't show weeks of old pre-launch work as overdue.

2. Two tracks, always separate

Track 1 · Seller Success

Everything needed to market the seller's property and meet your obligations. Always comes first.

Track 2 · Business Multiplier

Legitimate opportunities to meet buyers, homeowners, neighbors, agents, and referral sources. Clearly labeled as business development.

3. Seven stages

  1. 1. Seller Strategy — Goals, pricing evidence, marketing choices, and authorizations.
  2. 2. Pre-Launch — Preparation, media, materials, and outreach planning.
  3. 3. Listing Launch — MLS entry, announcements, sphere and beller outreach.
  4. 4. Open House & Showings — Events, guest conversations, feedback, and follow-up.
  5. 5. Active Marketing — Feedback reviews, buyer matching, adjustments, seller updates.
  6. 6. Pending & Closing — Milestones, approved announcements, and remaining follow-up.
  7. 7. Long-Term Multiplier — 30/60/90-day follow-up and the business this listing created.

4. Dates drive the schedule

Every task is scheduled relative to a milestone (Active date, open house, closing…). Change a date and open tasks move with it; completed work never changes. Unknown dates show “Date not set” instead of a guess. Listing status gates what's executable: Registered listings get no public marketing; Coming Soon gets no showings or events.

5. Three execution levels

Essential

Professional. Practical. Repeatable.

Growth

More Visibility. Better Systems.

Advanced

An Integrated Listing Campaign.

Proposed levels, not official brokerage packages. Every task lets you pick any level, and nothing is hidden.

6. Your data stays in this browser

Release 1 saves campaigns only in this browser on this device. It isn't cloud storage and doesn't sync. Export backups from Data & Backup. Keep client names, phone numbers, and private details in Follow Up Boss—not here.
