The Beller Opportunity Strategy

Use your listing to start conversations with homeowners who may buy a home like this—and need to sell theirs.

Original Listing Lead Multiplier: Cameron Merage

What

A "beller" is a buyer who also has a home to sell. This strategy identifies where those people live and reaches them with a property-specific reason to talk.

Why

The person who buys this listing—or one like it—often needs to sell first. Each beller is a potential listing for you.

Who

Homeowners in nearby or feeder neighborhoods whose housing needs this property may fit.

When

Plan during pre-launch; reach out once the listing status permits public marketing.

How

  1. 1Define what the home offers: more space, less maintenance, single-level living, a different location, a different price range.
  2. 2Identify move-up profiles: owners of smaller or lower-priced homes nearby who may want more.
  3. 3Identify move-down profiles: owners of larger homes who may want less to maintain.
  4. 4Choose one to three feeder neighborhoods based on housing characteristics and geography only.
  5. 5Create property-specific outreach: invitation, postcard, door-knock script.
  6. 6Ask natural questions: "Have you or someone you know been thinking about a move like that?"
  7. 7Offer a Real Estate Review to anyone who mentions a possible move.
  8. 8Move interested homeowners to a seller consultation.

Real Estate Review Offer

For: Interested homeowner
I can put together a current review of your neighborhood and look at how your home's condition and features compare with recent sales. That would give you a more specific picture than a general online estimate. Would [Date/Time Option 1] or [Date/Time Option 2] work for a quick conversation?

Referral Conversation

For: Sphere, past clients, neighbors
If you know someone who is trying to figure out how to move from one home to another, I'd be happy to help them think through the timing and options. Sometimes putting the strategy together is just as important as finding the right next home.
