The Neighbor Sneak Preview

An optional, neighbor-first look at the home before the public open house.

HomeRun 360 Training: Lisa Vincent

What

A short private event for neighbors, usually just before the public open house.

Why

Neighbors often know who wants to move into the area—and many are thinking about their own move.

Who

Immediate neighbors, with seller approval.

When

Only while the listing is Active, seller-approved, and showings are allowed. Never while Coming Soon or Registered.

How

  1. 1Confirm Active status on the event date and seller approval in writing.
  2. 2Invite neighbors 7–10 days ahead and again in person 1–3 days ahead. Be truthful—no fake exclusivity.
  3. 3Optional theme (coffee, dessert, twilight). Catering and music are not required.
  4. 4Simple hospitality: water, a light snack, a warm welcome.
  5. 5Display the flyer, floor plan, and Neighborhood Real Estate Review on a small table.
  6. 6Talk naturally. Use FORD (Family, Occupation, Recreation, Dreams) as a guide, not an interrogation.
  7. 7Offer Real Estate Reviews. Ask permission before adding anyone to ongoing communications.
  8. 8Follow up individually through appropriate channels.

How to personalize: Hold the printed invitation and the Neighborhood Real Estate Review in your hand. If nobody answers, leave the invitation; don't leave notes in mailboxes.

Reminder: Only invite to an event the seller has approved and that the listing status permits. Respect no-soliciting signs.

Real Estate Review Offer

For: Interested homeowner
I can put together a current review of your neighborhood and look at how your home's condition and features compare with recent sales. That would give you a more specific picture than a general online estimate. Would [Date/Time Option 1] or [Date/Time Option 2] work for a quick conversation?

How to personalize: Offer two specific times. Log the appointment in Follow Up Boss before you leave.

Reminder: A Real Estate Review is not an appraisal. Don't quote a value before you've done the work.
